Polished concrete flooring in Brownsville TX - your own slab as the finished floor

Bare, dull slab or worn flooring over concrete? We grind and polish your own slab into a finished floor with no coating to peel.

A polished terrazzo floor with large dark and gray chips reflects tables and chairs in a bright dining area.

What does polishing a concrete floor actually do?

Polished concrete flooring in Brownsville means we grind and polish the slab you already have until the concrete itself is the finished floor, so there's no film on top that can peel.

Most of the calls we get start with a bare slab, or with tile, carpet or an old coating coming up so the concrete underneath can be the floor. Taking that old flooring off is its own job, floor stripping and removal, and we do that too. Bad news first. Polishing doesn't hide the slab, it finishes it, so patched spots and the stone in the mix usually show in the final look. The price moves with the size of the floor, how much repair it needs, how much stone you want showing, how high a shine you want and whether you pick a full polish or grind and seal. The schedule turns on what your slab's tests show and on what has to be moved out of the room before we start. Your own number comes from the estimate, where I write up what I'd do and why.

How we do polished concrete flooring

I start by testing how hard the surface of your slab is, because polishing a weak surface can knock more stones loose, leave less gloss and shorten the floor's life. Industry guidance is to treat a weak surface with a densifier, a hardener that soaks into the concrete, before going further. Then we polish a sample spot on your own concrete, since what shows in a polished floor depends on the slab you have, and you see it before we commit to the whole room. Once you've signed off and the repairs are done, our crew grinds the floor, works up through the polishing steps to the shine you picked and cleans up behind itself.

Polishing isn't the right finish for every slab or every taste. If you want color more than stone, stained concrete flooring puts color into the concrete you already have. If you want a floor full of real stone chips and your slab won't give you much on its own, terrazzo flooring builds that look into a new surface.

How much stone shows

A light grind leaves a smooth surface with little stone showing, and grinding deeper brings up more of the sand and stone in the concrete, from fine specks to larger pieces. Pick by the look you want, and let the sample spot tell you how much stone your slab actually has to give.

How much shine

Shine is a separate choice, running from a soft low sheen to a high gloss. A lower sheen reads calmer in a living space, and a higher gloss suits people who want the floor to throw back light.

Why Brownsville homeowners call us to polish their slab

The owner checks your slab first

I'm the one who comes out to look at your floor and check the slab. Our crew lead and installers do the prep and the polishing, and I stop by while the work is going on, so the person who wrote your plan sees it carried out.

Prep-first work since 2020

We've been in business since 2020, and prep is where we spend our time, because that's where floors fail. If your slab can't take a full polish, I'll say so at the estimate and point you to something it can hold, instead of selling you a floor that won't last.

Licensed and insured, with a written plan

We're licensed and insured. You also get my write-up of what I'd do on your floor and why, so you know what comes first before the crew shows up. Call (956) 505-5381 or send the form on this page to set up a look at your slab.

Get your slab checked and a written polishing plan

Call (956) 505-5381 or send the form with the room size, what's on the floor now and about how old the slab is. We reply within one business day to set a time, and the on-site estimate is free, with no pressure and no obligation. I come out, check the slab, ask how you use the room and then send you my write-up.

Polished concrete flooring on Brownsville slabs

Stone in concrete isn't the same everywhere, because local stone varies in type, size and spread from one area to the next, so a polished floor in a photo from somewhere else may not match what's in a Brownsville slab. That's why the sample goes on your floor and not on a board in a showroom. Most houses we work on here sit on a slab, so there's often a usable floor waiting under the tile or carpet. We do the same work in Harlingen, Los Fresnos and other cities around Brownsville, and if yours isn't listed on our site, call and ask.

In Brownsville, the city's Building Permits and Inspections Division handles permits and plan review for all remodeling and new construction. Whether polishing your existing floor needs a permit isn't something we assume, so we check with the office that covers your address before work starts. If your job needs one, we tell you and work through the paperwork with you.

Questions Brownsville homeowners ask about polished concrete

How much does polished concrete flooring cost in Brownsville TX?

I can't give you an honest number until I've seen the slab, because two rooms the same size can need very different work. Repairs, how deep we grind for stone and full polish versus grind and seal each move the price, and my write-up after the visit spells out what I'd do and why.

Is grind and seal the same as polished concrete?

No. Grind and seal is a lighter process that skips the full polishing sequence, so you end up with a different floor than a fully polished slab. It can make sense for a back room or a tight budget, which is why I lay the two out side by side so you're comparing the same thing, not just two prices.

Will my concrete slab need repairs before it gets polished?

Expect some, yes. Getting a one-piece floor always takes some repair, and cracks, old glue, mastic, which is the tile adhesive left behind, paint and coatings all have to be dealt with before polishing starts. We treat that as a normal early step in the plan, and I'll show you what I found at the estimate.

How do I clean a polished concrete floor?

Sweep or dust-mop it and wash it regularly with a neutral cleaner, and in busy areas plan on an occasional fresh coat of guard, a thin protective finish, or a re-burnish, a high-speed buffing that brings the shine back. One densifier maker tells owners to keep acidic or highly alkaline cleaners off floors treated with its product, so skip the vinegar and the harsh degreasers.

What is the best way to tell if a polished floor was done right?

Ask for the floor to be tested before any sealer goes on. Stain or gloss-enhancing sealers can cover scratches left by poor grinding and make the shine look higher than the polish really is, so the industry's polishing guidance recommends testing first. It's a fair question to ask any contractor, us included.

How is a polished concrete floor job planned?

It's planned around what your slab's tests show, so the plan gets written after the testing, not before. A newer pour may still be releasing moisture, and contractors typically check moisture as well as hardness before committing to a polish, because either result can change the scope. Once that's settled, I tell you what needs to be moved out of the room and what we do first, so nobody's guessing when the crew shows up.
